What SCHH Tracks and How It Pays

SCHH, the Schwab U.S. REIT ETF, aims to track as closely as possible, before fees and expenses, the total return of an index of U.S. real estate investment trusts (REITs) classified as equities. To pursue that goal, the fund generally invests in securities included in the Dow Jones Equity All REIT Capped Index, and under normal circumstances it will invest at least 90% of its net assets in securities included in the index.1

The fund will generally seek to replicate the index by giving each security the same weight the index does. The adviser may weight a security more or less than the index when it believes that is in the fund's best interest, such as to avoid purchasing odd-lots (less than the usual number of shares traded for a security), for tax considerations, or to address liquidity considerations.1

SCHH has followed this index since June 22, 2020. Before that date, its strategy was to track the Dow Jones U.S. Select REIT Index. The index itself commenced operations on April 13, 2020.1,2

Schwab's distribution schedule lists SCHH among its equity ETFs with quarterly distributions. The schedule also marks a December date when additional distributions may be made, if necessary, and states that there is no guarantee that distributions will be paid.2,3

Which REITs SCHH's Index Admits and How It Weights Them

The Dow Jones Equity All REIT Capped Index generally includes all publicly traded equity REITs with a minimum float-adjusted market capitalization of $200 million and a three-month median daily value traded of at least $5 million. A security becomes ineligible if its float-adjusted market capitalization falls below $100 million for two consecutive quarters.1

The index excludes mortgage REITs and hybrid REITs. The prospectus defines mortgage REITs as REITs that lend money directly to real estate owners and/or operators or indirectly through the purchase of mortgages or mortgage-backed securities, and hybrid REITs as REITs that participate both in equity and mortgage investing. Schwab's fact sheet describes the fund as offering access to REITs, excluding non-REIT stocks that may be included in other real estate indices.1,2

Weights follow float-adjusted market capitalization, with caps applied at each quarterly rebalance: no single issuer may exceed 10% of the index, and issuers that individually exceed 4.5% may total no more than 22.5% combined. Between those scheduled reviews, the index is reviewed daily to assess whether constituents above 5% of the index sum to more than 25% in aggregate.1

SCHH's Payment Record Since 2011

Dividend Stacker's record of SCHH's past payments begins with an ex-date of March 21, 2011, and its annual totals start with 2012, the first completed calendar year listed. Its per-share amounts are adjusted for any share splits or reverse splits. The fund made 4 distributions in most years of the record, with 5 in 2015 and 2020.4

The annual total climbed every year from $0.3838 per share in 2012 to $0.5756 in 2016, then fell 19.7% to $0.462 in 2017. The largest annual increase in the record came in 2018, when the total rose 51.6% to $0.7004. Three straight declines followed, bringing the total to $0.3952 in 2021, down 27.2% from 2020.4

The total then rose 24.4% to $0.4916 in 2022 and 36.6% to $0.6713 in 2023. It edged up 1.2% to $0.6791 in 2024 before dropping 6.5% to $0.635 in 2025.4

Risks in SCHH's Real Estate Focus

An investment in SCHH will be closely linked to the performance of the real estate markets. Risks the prospectus lists include, among others, declines in the value of (or income generated by) real estate, general and local economic conditions, defaults by borrowers or tenants, particularly during an economic downturn, and changes in interest rates.1

Due to the composition of its index, SCHH will concentrate its investments in real estate companies and companies related to the real estate industry, holding more than 25% of its total assets there. To that extent, the fund may be adversely affected by the performance of those securities, may be subject to increased price volatility and may be more vulnerable to adverse economic, market, political or regulatory occurrences affecting that industry.1

The equity REITs in SCHH's index may be affected by changes in the value of the underlying properties owned by the trusts, and a REIT may have its investments in relatively few properties, a small geographic area or a single property type. If a company fails to qualify as a REIT under federal tax law, the fund may suffer adverse consequences.1

SCHH's index admits REITs as small as $200 million in float-adjusted market capitalization. Mid-cap companies may be more vulnerable to adverse business or economic events than larger, more established companies, and small-cap securities may be riskier than those of larger companies, and their prices may move sharply, especially during market upturns and downturns.1

There is no guarantee that SCHH's performance will closely track the index, and the prospectus says this tracking error can be caused by many factors and may be significant.1
