How XLRE Tracks the Real Estate Select Sector Index

The State Street Real Estate Select Sector SPDR ETF (XLRE) seeks investment results that, before expenses, correspond generally to the price and yield performance of publicly traded equity securities of companies in the Real Estate Select Sector Index. The index includes companies that the Global Industry Classification Standard (GICS) identifies as real estate companies, including those from real estate management and development and from diversified, industrial, hotel and resort, office, health care, residential, retail and specialized real estate investment trusts (REITs).1

XLRE uses a replication strategy, meaning it typically invests in substantially all of the securities represented in the index in approximately the same proportions. Under normal market conditions it generally puts substantially all, but at least 95%, of its total assets in the index's securities. It may also invest in cash and cash equivalents or money market instruments, such as repurchase agreements and money market funds, including ones advised by its adviser, SSGA Funds Management, Inc. (SSGA FM).1

The S&P 500 Screen Behind XLRE's Index

Each component of XLRE's index is a constituent of the S&P 500 Index. The index seeks to provide an effective representation of the real estate sector of the S&P 500 Index, excluding mortgage REITs. The index is one of eleven Select Sector Indexes, which together comprise all of the companies in the S&P 500.1,2

S&P Dow Jones Indices (S&P DJI) calculates the index with a proprietary modified market capitalization methodology. Under that approach, the market capitalization weights of single stock concentrations may be modified to conform to the requirements of the Internal Revenue Code. S&P DJI also determines the index's composition and relative weightings, and it is not affiliated with XLRE or SSGA FM.1

XLRE Payments by Calendar Year

Dividend Stacker's record of past XLRE payments shows 4 distributions in each completed year from 2016 through 2025, with per-share amounts adjusted for any share splits or reverse splits. The 2016 total was $1.30 per share, and the total fell 17.5% to $1.07 in 2017.3

From there the annual total rose 9.4% in 2018 and 1.0% in 2019, slipped 2.6% to $1.15 in 2020, then climbed 17.6% to $1.35 in 2021. It gained 0.8% in 2022, fell 2.8% in 2023, rose 5.2% to $1.40 in 2024 and dipped 0.3% to $1.39 in 2025.3

Property and REIT Risks in XLRE

XLRE's assets will be concentrated in the real estate sector, so the fund will be more affected by that sector's performance than a more diversified fund. An investment in a real property company may be subject to risks similar to those associated with direct ownership of real estate, including, by way of example, declines in real estate values, losses from casualty or condemnation, and changes in local and general economic conditions, supply and demand, interest rates, environmental liability, zoning laws, regulatory limitations on rents, property taxes, and operating expenses.1

REITs may be affected by changes in the values of the properties they own or operate. They depend on specialized management skills, and their investments may be concentrated in relatively few properties, a small geographic area or a single property type. REITs are also subject to heavy cash flow dependency and, as a result, are particularly reliant on the proper functioning of capital markets. A REIT could also fail to qualify for favorable tax or regulatory treatment.1

As a non-diversified fund, XLRE may hold a smaller number of portfolio securities than many other funds. To the extent it invests in a relatively small number of issuers, a decline in the market value of one security it holds may affect the fund's value more than if it invested in a larger number of issuers.1

The prospectus also lists large-capitalization securities risk: returns on investments in securities of large companies could trail the returns on investments in securities of smaller and mid-sized companies. It also lists indexing strategy/index tracking risk: while the adviser seeks to track the performance of the index, the fund's return may not match the return of the index.1
